What is it?

Design and Build is the common phrase given to the process of designing an individual house to suit a clients specific needs on a selected site, then building that house to suit the clients budget.

Your first step is to decide on the section you wish to build on, you may already have a section or we can help you find one. Once the section is confirmed the design phase begins.

Design Phase

The design phase starts with you meeting our architect (BOA Constructors). This initial meetings is all about finding out what your ideas are, and how best to turn these into reality.

The first set of drawings are Scheme Plans which usually need some fine tuning before being confirmed and the Working Drawings begun.

The Working Drawings include any engineering or surveying work required. These are then costed for your fixed price and a building consent lodged. Once consent is issued the construction phase begins.

Construction Phase

For most homes you are looking at a 20 – 25 week timeframe from beginning to handover of the finished product. Our contracts manager will project manage and supervise the job. We use trusted, reliable subcontractors and suppliers who pride themselves in achieving a high standard of quality.

What we offer

Sections

KRH has a number of ready-to-develop sections available at any one time at various locations around the Greater Wellington area. We will be happy to take you through these, either photographically or by a personal visit, so that you may obtain a clearer overall picture of the developments and the style of homes being built.

Pricing

We offer a fixed price contract. We know that the pricing we can offer is highly competitive. We are able to achieve these attractive building rates through the partnerships we have developed with our suppliers and sub-contractors.

Financing

Having established the location you wish to live in, and then decided the style of home you wish to have built, if you require financing we have a number of institutions we can introduce you to. They will have all had customers with homes constructed by KRH and they will offer you competitive and varied financial options. The appropriate credit checks will apply to all applicants.

Progress updates and inspections

During the construction of your home we will regularly update you on its progress, attend to any changes you may decide on and welcome you to inspect the property as it develops. Naturally, the times that you may wish to visit will need to be checked out with the building supervisor, given OSH requirements and on site conditions.

After you have taken possession

As active members of the Registered Master Builders Association of New Zealand we abide by various and stringent conditions of that organisation. Consequently there are numerous pre-completion visits we will make to ensure that your new home is to your satisfaction.

Several "settling" adjustments may need to be made and we carry these out free of charge. The type of adjustment we refer to here might be the easing of doors or windows. They are minor but necessary items that need to be seen to, this is for a period of 90 days. We also incorporate the 7 year Master Build Guarantee into your contract.
